What does Kestrel Advisory & Consulting do?
Kestrel provides owner’s representation and project advisory services for commercial construction and high-end residential projects. We act as the owner’s advocate throughout the construction process — managing contractors, budgets, schedules, and project teams so owners maintain clarity and control.

Kestrel is based in the NYC Metro Area and works with clients on projects across the Northeast. We also take on select engagements nationally for the right project fit.
What is an owner's representative?
An owner's representative, also called an owner's rep or project manager, is a professional hired by the owner to manage the construction process on their behalf. We act as your eyes and ears on the project — reviewing plans, managing contractors, tracking budgets and schedules, and making sure your interests are protected from start to finish.
When should I hire an owner's representative or project manager?
The best time to bring in an owner's rep is early — ideally before you select your architect or contractor. Early engagement allows us to help structure the process, set realistic expectations, and avoid mistakes that are expensive to correct later. That said, we also step into projects that are already underway and help bring clarity and control back to the owner.
What types of projects does Kestrel support?
Kestrel supports commercial construction and capital improvement projects — including office fit-outs, retail buildouts, healthcare facilities, educational buildings, and multi-family developments — as well as high-end residential new construction and renovation. Do you provide executive reporting or project dashboards?
Yes. We provide clear, consistent reporting tailored to how you want to stay informed — whether that's a weekly status summary, a budget tracking report, or a real-time project dashboard. Our goal is to make sure you always have the information you need to make confident decisions without having to dig for it.

What types of commercial projects does Kestrel support?
Kestrel supports a broad range of commercial and institutional projects including office fit-outs, retail construction, multi-family and mixed-use developments, healthcare facilities, educational buildings, and capital improvement programs. We bring senior-level oversight regardless of project size or sector.
Can Kestrel help if a project is already behind schedule?
Yes. Kestrel frequently steps into projects mid-stream. Whether a project has stalled, missed key milestones, or lost coordination between parties, we assess the situation quickly and implement structure to stabilize and drive recovery. Early engagement is always preferable, but we can add significant value at any stage.
How does Kestrel help control project costs?
We help control costs by reviewing contractor proposals and scopes of work before you sign, identifying gaps or errors in bid documents, tracking change orders throughout construction, and providing independent cost review at key milestones. We don’t manage the money — we protect it.
Do you work directly with architects, engineers, contractors, and consultants?
Yes. Coordinating the full project team is a core part of what we do. We work directly with your architect, engineer, general contractor, specialty consultants, and any other vendors involved in your project. Our role is to keep everyone aligned, accountable, and moving toward your goals.
Can Kestrel support projects in occupied buildings or active workplaces?
Yes. We have experience managing projects in occupied commercial buildings, active retail environments, and operational facilities where work must be carefully phased and coordinated to minimize disruption to tenants, employees, or customers.
High-End Residential
Do you work with private homeowners on residential construction?
Yes. Kestrel works with private homeowners on high-end new construction, gut renovations, and complex addition projects. We bring the same discipline and structure we apply to commercial projects — protecting the owner’s investment and ensuring the project team is managed and accountable throughout.
Why would a homeowner hire an owner’s representative?
Most homeowners are not equipped to manage contractors, review proposals, track budgets, or navigate disputes with the same fluency as a seasoned construction professional. An owner’s representative fills that gap — providing experienced oversight so the homeowner retains control without having to become an expert themselves.
Is an owner’s representative different from a general contractor?
Yes — these are distinct roles. A general contractor is responsible for building the project: hiring subcontractors, managing the construction process, and delivering the physical work. An owner’s representative works exclusively for the owner, providing independent oversight of the GC and the entire project team. Kestrel has no financial stake in the construction itself, which means our advice is always aligned with the owner’s interests.
Can you help if I already have an architect or contractor?
Absolutely. Most of our residential clients come to us after they’ve already selected their architect or general contractor. We integrate into your existing team and immediately start adding value — reviewing plans, tracking the budget, managing communication, and making sure the project stays on track.
Can you help manage a luxury home renovation while I am busy or traveling?
Yes. This is one of the most common reasons homeowners hire us. We act as your on-the-ground presence when you can’t be there yourself — attending site visits, reviewing progress, escalating issues, and keeping you informed so you always know what’s happening, even when you’re not available.
What types of residential projects are a good fit?
Kestrel works best on complex, high-value residential projects where the stakes are high and the details matter. This includes gut renovations, additions, new construction, and large-scale cosmetic renovations involving multiple contractors and significant budgets. If your project involves real money and real risk, we’re the right fit.
Do you serve Fairfield County, Connecticut?
Yes. In addition to New York City and the surrounding metro area, Kestrel actively serves clients in Fairfield County, Connecticut — including Greenwich, Westport, Darien, New Canaan, and neighboring towns. We work on high-end residential and select commercial projects throughout the region.
Can you help review contractor proposals or construction budgets?
Yes. Reviewing contractor proposals, scopes of work, and construction budgets is one of the most valuable things we do for residential clients. We help you understand what’s included, identify what’s missing, flag pricing that seems out of line, and make sure you’re comparing bids on an apples-to-apples basis before you commit.
Can you help prevent budget overruns?
We can’t guarantee against surprises, but we can dramatically reduce their likelihood and impact. We do this by reviewing scope and budget before construction begins, tracking change orders rigorously, and giving you early warning when costs are trending in the wrong direction — so you can make informed decisions before it’s too late.
Can you help with communication between my architect, designer, and contractor?
Yes. Managing communication between your design and construction team is one of the areas where we add the most value. Miscommunication and coordination gaps are a leading cause of delays and cost overruns on residential projects. We act as the central point of contact, making sure everyone has the information they need and that decisions get made — and documented — in a timely way.
